Unlike other Holiday rental insurance products, BJS provide one insurance policy automatically covering your holiday rental property or your main place of residence for Building, Contents & Tenant damage.
Our policy is designed for holiday homes and main residences that are also available for holiday rental / short term accommodation at anytime throughout the year, with no limit on how often the property is used for holiday letting.
Having one policy with one insurance company eliminates the risk of the owner forgetting to take out add-on Holiday rental insurance each time there is a new booking. Property owners insured through BJS can relax knowing that any bookings they receive will automatically be covered by their insurance policy, avoiding the inconvenience of having to notify our office of each new booking or having to arrange temporary insurance for each proposed rental period.

What is Holiday Rental / Short Term Rental Insurance?
Holiday Rental / Short Term Rental Landlords Insurance is an insurance policy specifically designed for property owners who rent their home on short term contracts less than three months in duration. Often referred to as simply "Holiday Rental Insurance" or "Holiday Home Rental Insurance" by Real Estate Agents and Holiday Rental managers, the policy provides cover for Building, Contents and Public Liability, depending on the cover required for your property.
IMPORTANT INFORMATION: This policy is not to a Short Term Insurance policy. Our policies run for a full 12 months allowing for unlimited Holiday rental use within the 12 month period. We cannot arrange temporary policies for one off Holiday rental bookings: Eg: A one off 3 week booking over summer. |
Different to regular Landlords & Home insurance.
Many Landlord and Home Insurance policies exclude Holiday Rental or Short Term Rental use of Holiday Homes. This is not usually detailed on the policy schedule either. Many people only find out they are not covered when they have a claim. If Holiday Rental or Short Term Rental is not noted on your policy, it is recommended that you call your Insurance company and ask them if you have cover for short term rental use of the property or not.
Two points to consider: #1 Regular Landlords Insurance generally covers the property when leased on a rental contract greater than three months in duration. #2 Holiday Rental/Short Term Rental Insurance allows property owners to rent their home on a short term contract basis, where the rental contracts are less than three months in duration. Please note that if you have not told your current insurance company that your property is used for Holiday letting and your current insurance company would not normally cover Holiday rentals or short term rental accommodation properties, your policy may become invalid. In this instance the Insurance company has the right to deny a claim and potentially cancel your policy for not disclosing the correct occupancy of the home. |

The BJS Short Term Rental & Holiday Rental Insurance policy is available to Holiday Rental property owners with homes located in Victoria, New South Wales, Queensland, South Australia, Western Australia, Australian Capital Territory, Tasmania and the Northern Territory. Each property is assessed individually with all quotes and policies subject to acceptance by the Insurance company, CGU, based on the information provided to us. The BJS Short Term Rental & Holiday Rental Insurance product is only available to properties located within Australia.
The BJS Holiday Rental & Short Term Rental Insurance policy is available for both professionally managed and self managed properties
The BJS Holiday Rental & Short Term Rental Insurance policy is not only designed for professionally managed holiday rental properties. Our policy is also available to property owners who self manage their bookings using an online portal such as Stayz, Air BnB, HomeAway, Wotif, etc. Owners of self managed holiday rental properties must meet a minimum standard of property management to minimise the risk of a claim at their home. A questionnaire asking how you self manage your Holiday rental property will be asked when completing our online quote request form. Each questionnaire is subject to acceptance by CGU.
